Property Tax & Homeowner Grants

Property taxation is the most important single source of municipal revenue. The value of your property, as assessed by the B.C. Assessment Authority, is multiplied by the tax rates as set out by each of the taxing jurisdictions to determine your property taxes. Questions relating to your property assessment should be referred to the Assessment Authority in Nanaimo (#301 - 495 Dunsmuir Street, Nanaimo, BC V9R 6B9) at 1-800-977-2775.

Property taxes are due each year at City Hall by closing time (4:00 p.m.) on July 2. The due date may be moved ahead if July 2 falls on a weekend. Your annual tax notice will confirm the deadline for each year, or you can call City Hall at (250) 245-6400.

You may pay in person at City Hall (cheque or Interac); at most financial institutions in Canada with your remittance slip or by mail; however, please note that post marks are NOT accepted as date of payment.

The British Columbia Home Owner Grant Program is designed to reduce the residential property tax burden for registered owners who live on their property. To find out more about the home owner grant program, visit the Ministry of Small Business and Revenue website.

Beginning in the 2006 tax season, eligible Ladysmith property owners can choose to apply online for their Home Owner Grant. This service is available any time of day and from anywhere there is internet access, even if you are on vacation. You will need two numerical pieces of information in order to access your account and apply for the grant: a roll number and personal access code.

You can find both these numbers on the top portion of your annual tax notice.
